Prestige Estates plans Rs 40,000 crore of new home launches by March

The Bengaluru builder booked Rs 13,804 crore of homes from April to September and now plans 2.5 times more launches before the year ends.

Picture a builder who opened homes worth about Rs 16,200 crore for sale in six months. Now picture the same builder saying it will open homes worth Rs 40,000 crore in the next six. That is what Bengaluru's Prestige Estates said on 20 October 2026, in its latest operational update.

The new homes will come up between October 2026 and March 2027. That is about 2.5 times what it launched from April to September. Here is what that means, in plain words.

First, what is a "launch"?

A launch is the day a builder opens a new housing project for booking. Think of a new samosa stall putting up its menu board. The samosas are not all fried yet, but people can start placing orders.

When a builder launches a project, it shows the plans, the flat sizes and the prices. Buyers can then book a flat, often long before the building is ready.

The "worth" of a launch is the total price of all the homes in it, if every flat is sold. Prestige says its launches from April to September covered 23.14 million square feet with a revenue potential of over Rs 16,200 crore. Square feet here simply means the total floor space of all those homes added together.

Then, what are pre-sales?

Pre-sales, also called sales bookings, are the homes buyers have booked. The builder counts the value of those bookings as its sales number for the period, even though many of the homes are still being built.

So a launch is like putting the menu up. A pre-sale is like a customer actually placing an order.

From April to September 2026, Prestige recorded pre-sales worth Rs 13,804.3 crore. In the full year before that, called FY26 (April 2025 to March 2026), it had record sales bookings of Rs 30,024 crore, up 76% from the year before.

For this year, FY27, the company is aiming for about Rs 35,000 to 36,000 crore of sales bookings. A simple sum shows the size of the task. Taking away the Rs 13,804.3 crore already booked, it still needs roughly Rs 21,200 crore to Rs 22,200 crore of bookings between October and March. That is more than it booked in the first half.

Why launch so much now?

The reports say Prestige wants to encash festive demand. In simple words, it wants fresh projects ready for sale while festive season buyers are out looking.

There is also a link between launches and pre-sales. A builder can only take bookings for homes it has put up for sale. If Prestige wants to book more than Rs 21,000 crore in six months, it needs plenty of new projects for buyers to choose from. Its chairman said the launch pipeline would help the company carry its sales momentum forward.

Chairman Irfan Razack also said, "Our residential business continues to see healthy demand." He added that a couple of new launches near the end of the July to September quarter saw good sales traction.

Where are these homes coming up?

The Rs 40,000 crore of launches are planned across five big markets: Bengaluru, Mumbai, Delhi-NCR, Chennai and Hyderabad.

Bengaluru, the company's home city, is already its biggest market. In April to September, it made up 41% of total sales. Hyderabad came next with 32%, then Mumbai with 12%, Chennai with 8% and other markets with 7%. Add them up and you get 100%.

In the July to September quarter alone, the company launched three housing projects. Together they had about 5.91 million square feet of space and a GDV of about Rs 4,020 crore. GDV, or gross development value, is the total money a project could bring in if every unit is sold at the planned price. It also finished three housing projects in the same quarter, with 4.27 million square feet of space.

Old projects still sell too

Not every sale comes from a brand new launch. Builders also keep selling flats in projects that opened earlier. These are called sustenance sales. It is like a stall that still sells its old favourite snack even after adding new ones to the menu.

Prestige said its sustenance sales stayed strong. The company reads this as a sign that the underlying demand for housing is healthy.

How big is Prestige?

Prestige builds homes, offices, malls, hotels and whole townships. As of June 2026, the group had delivered 319 projects covering 216 million square feet. It had another 137 projects covering 229 million square feet in its pipeline.

Homes are not the only story. In September, Canada Pension Plan Investment Board, a big Canadian pension fund, put Rs 3,000 crore into Prestige's hotel business for about a 27% stake. Its hotels ran at 70% occupancy in the first half of the year, which means 70 out of every 100 rooms were filled on an average night. The average room rate was Rs 15,143 a night.

What to keep in mind

A launch plan is a plan. It shows what the company wants to open for sale, not what buyers will actually book. The real test will come when Prestige reports how much it booked between October and March.

For a young reader, this story is a neat way to understand how housing companies count their progress: first the launches, then the bookings, then years of building, and finally the keys. This is not advice to buy a home or a share.
